Coming to Sky Oasis Residences, besides the natural landscape taken care of by the investor Ecopark Group Jsc, viewers will indeed have to look up and admire the two Sky Bridges on the 21st and 41st floors of the two towers.

On the 21st floor, the Sky Bridge is designed with an aerial garden and a walking path, while on the 41st floor, the architects of Hoa Binh Construction Group decided to “play big”, giving apartment buyers an infinity pool located on the highest altitude in Vietnam. Hoa Binh assumes the role of Design & Build (D&B) contractor in this project. The two Sky Bridges have impressive dimensions: the bridge’s width is 10 meters, the clearance distance is 24.6 meters, and the bearing length beam is 26 meters. The total length of each bridge is nearly 30 meters.

The solution to the conundrum

Sky Bridges are an impressive design for Sky Oasis Residences. Still, it is also a critical point that makes architects have to calculate the connection of the bridges with the two towers. Located in a well-ventilated area, each tower top has an oscillating displacement due to wind and earthquakes of 27 centimeters. Thus, if the two towers oscillate opposite directions, the peak deviation will be 54 centimeters.

With this challenging problem, Hoa Binh’s architects decided to use the “structural isolation” solution– a friction pendulum system located at both ends of bridges. The friction pendulum system has a mechanism of canceling vibrations by friction, converting kinetic energy into potential energy during the sliding of the friction pendulum on the curved surface of the basin.

In collaboration with ATAD (a professional steel structure unit), Hoa Binh’s architects worked day and night to study documents and apply simulation software (MATHEMATICA, ETABS, SAFE, IDEA) to calculate the steel structure and the support system for two Sky Bridges. Friction pendulum systems are ordered directly from Mageba (Switzerland), with optimal quality parameters proven through 23 mega projects worldwide.

Meeting the progress requirement, Hoa Binh applied Top-down construction technology, simultaneously building the body of the tower and constructing the underground part. With typical floors, aluminum formwork and gang form sliding cover system have shown the highest construction quality efficiency and rapid progress. Each floor is constructed within 4-5 days (including concreting time). With such a record construction speed, in April 2022 – just after nearly two years of construction amidst conditions of interruption by the epidemic, Sky Oasis Residences has been completed to a world-class standard. At the project topping-out ceremony, Mr. Nguyen Duc Canh – Deputy General Director of Ecopark Group JSC, highly appreciated Hoa Binh’s strengths in construction techniques and technology application capabilities. At the same time, Ecopark trusts Hoa Binh to continue implementing the Haven Park Residences project and the following projects in the Ecopark project cluster.

World standard technology application

Like all other projects constructed by Hoa Binh, Sky Oasis Residences and Haven Park Residences of Ecopark urban area in Hung Yen Province have had BIM applied (Building Information Modelling) to manage conflicts in design. Steel structures and electromechanical systems are simulated in 3D to check for potential conflicts. The information on the BIM model is shared with all the project participants, making it easy to track, discuss and find solutions to problems.

BIM is also applied in controlling materials volumes, construction progress, coupling position, and reviewing the structure of pre-engineered components in the building. Simulating construction steps in underground or high-complexity works is a database for future maintenance when the BIM model is built at a high level of detail. When updating a specific position in the BIM model, all related drawings will be automatically edited, making the design work, volume calculation, and drawing production more convenient and efficient than the traditional way.

Officially deploying the BIM solution application in 2012, Hoa Binh is considered the first domestic construction company to bring the world’s advanced technology into the project, with excellent control from the bidding stage to the construction management at the construction sites. After ten years of implementation by Hoa Binh, the BIM solution has brought many unexpected results, optimally reduced costs, and construction progress.
